The Process
Buying a home shouldn't feel overwhelming. Here's exactly how we'll get you from where you are now to holding your keys.
Before we look at financing numbers or homes, I sit down with you for a buyer strategy meeting. We walk through the whole process, answer your questions, and map out a plan, so you know exactly what to expect instead of jumping straight into showings.
Part of that plan is getting pre-approved. It's one of the best things you can do early on, since it simplifies the process and gives you real confidence in your buying power before we ever step into a home.
Lenders look at three main things: your credit score, your employment history, and your assets and debts. The stronger those look, the more competitive position you're in when it's time to make an offer.
Choosing the right agent matters as much as choosing the right home. You want someone whose personality meshes with yours and whose experience works in your favor from start to finish.
From our first conversation to closing day, my promise is to show up as my authentic self, go above and beyond, and make sure you feel both at peace and genuinely excited about this milestone.
Once we've talked through your priorities, I take note of everything you're looking for and start searching for properties that fit the bill. You get a custom search built entirely around what matters to you.
Your new neighborhood is just as important as the home itself. We'll talk through property type, whether that's single-family, condo, or townhome, your commute, and whether an older home's charm or a newer build's finishes fit you better.
We'll also talk through what you want in a community and how important it is to be walking distance to schools and shopping. Just as important is what you don't want. Knowing your dealbreakers narrows the search fast.
When we find the one, I write up an offer and negotiate on your behalf. From there, one of three things happens: the seller accepts and we move ahead with any conditions like a home inspection, the seller rejects and we find out why so we can adjust, or the seller counters and we negotiate the terms until we reach an agreement.
The inspection addresses any hidden issues in the house while protecting you from overpaying. This is your chance to know exactly what you're buying before anything becomes final.
We arrange a closing date and you sign the paperwork. Before closing, expect costs like your deposit, the property appraisal, and inspections. On closing day itself there are escrow fees, title fees, and lender fees.
After closing, plan for moving expenses, utility connections, and any renovations you have in mind.
You did it. Welcome to your new home.
